At Avon Management we believe in offering an unrivalled service not only to our landlord clients but also to prospective and residing tenant clients. We are firm believers in dealing with good quality tenants and for this reason we conduct stringent checks on all tenants entering into a tenancy at any property we offer. These include employments references, credit checks and landlord checks. We also require two forms of proof of identification, one of which must be a photo form and the other must confirm the tenants address. The list below details the some possible examples of what would suffice:

  • Driving Licence
  • Passport
  • Utility Bill (Less than 3 months old)
  • Bank Statement (Less than 3 months old)
  • Council Tax Bill (Less than 3 months old)

In certain circumstances the landlord or referencing agency may require a guarantor, below you will find a number of reasons why this may be required:

  • Temporary employment
  • Poor credit history
  • Low income
  • Non-UK residency for the last year
  • Tenants aged 21 years old or under

The need for a guarantor is often left up to the landlord and will only be put into place at his/her discretion.
