Information for Tenants

  • Once a tenant has viewed a property with Avon that they would like to apply for a holding fee of £200.00 must be paid and then the property will be taken off of the market. Should the tenant withdraw their application or deliberately frustrate or aggravate the process they shall forfeit the holding fee.
  • Each tenant also agrees to pay £95.00 plus V.A.T. as a referencing and administration fee.
  • Rental payments are paid in advance, monthly, commencing on the first day of the tenancy and then on the same day each month thereafter.
  • Avon prefers to accept payment by BACS transfer or debit card. We can also accept credit cards but at a 2.75% surcharge, we can also accept cash.
  • The tenant will be responsible for all charges including Electricity, Gas, Telephone, Council Tax and water / Sewage charges and must contact the relevant suppliers and have the accounts put into their name prior to the commencement of the tenancy.
  • All parties to the agreement must be present to sign before the keys will be released (including guarantors as necessary).
  • Dilapidations deposits are normally equivalent to one months’ rent (unless otherwise stated) and will be registered within the government approved ‘Deposit Protection Service’ when the tenancy is managed by Avon. Should the tenancy be managed by the landlord it becomes the landlords responsibility to register the deposit with an appropriate scheme.
  • Deposits will be returned to the tenant according to the Terms of The Deposit Protection Service.

IDENTIFICATION

All tenants must show proof of address and photo ID. Only the following forms of identification are accepted:

  • Utility bill or bank statement (dated within the last 3 months)
  • Driving license or passport
